Step 1: Reserving your apartment.
After selecting your apartment, the first step is to sign a Reservation Agreement and pay a reservation fee of EUR 2,500. The apartment will then be reserved for 30 days. If a Preliminary Purchase Agreement is not signed within this period, the reservation fee will be refunded.

Step 2: Signing the Preliminary Purchase Agreement
Within the 30-day reservation period, a Preliminary Purchase Agreement must be signed. At this stage, the buyer pays 15% of the total purchase price of the apartment, including the previously paid reservation fee of EUR 2,500.
The required down payment may vary if financing is arranged through the ALTUM support programme.

Step 3: Completing the purchase
Once the apartment is completed and ready for handover, the Purchase Agreement and Property Management Agreement will be signed. The buyer will then settle the remaining balance of the purchase price together with any applicable fees and taxes. Following registration of ownership in the Land Register, the apartment keys will be handed over to the new owner.
Façade
The building’s exterior walls are thermally insulated and finished with high-quality façade panels in accordance with the architectural design concept. Various decorative elements have been incorporated into the façade, giving the building a contemporary and visually distinctive appearance.

Construction
The building’s structural framework is constructed from reinforced concrete, ensuring durability, stability, and excellent sound insulation between apartments. Internal partition walls are built using gypsum board systems, finished with plaster and paint to create a modern and elegant interior environment. Floor slabs consist of hollow-core concrete panels with an additional leveling layer, effectively reducing noise transmission between floors. The roof structure and rooftop terraces are insulated and protected with high-quality waterproofing materials.

Stairwells
Each stairwell is equipped with an elevator serving all floors, including the underground parking level and storage areas. Dedicated space for strollers and bicycles is provided on the ground floor. Private storage units are located on the underground level.

Energy Efficiency
The building has been awarded an A-class energy efficiency rating, ensuring lower operating costs and a high level of living comfort.

Windows
The apartments feature triple-glazed PVC windows that provide excellent thermal insulation, sound protection, and abundant natural light. Each room includes at least one operable window, while balcony doors open inward for enhanced convenience and functionality.

Balconies and Terraces
Every apartment benefits from a private balcony or terrace. Ground-floor residences feature terraces with direct access to landscaped outdoor areas, while upper-floor apartments offer balconies or spacious rooftop terraces. Heating and hot water are supplied through the city’s central heating network. All apartments are equipped with underfloor heating and an individual ventilation system with heat recovery. Apartments located on the 5th to 7th floors are pre-configured for air conditioning installation. Kitchen extractor hoods are connected to dedicated ventilation ducts with exhaust outlets above the roof level.
